Why have a home inspection:
A Home inspection provides a snapshot of the homes present condition that can be a valuable resource for making a decision to purchase, negotiate, or back out of the sale of home. My home inspection process will give you hindsight to understand how the homes systems operate, recommend repairs for material or safety defects, and give suggestions on ways to improve and maintain the home.
How does the Home Inspection Process Work:
Once your home inspection is confirmed I will work with you to schedule your home inspection
By confirming the appointment with you, your realtor and or the seller’s agent. The typical home inspection last about 3-4 hours and I encouraged you attend the inspection. After the inspection is complete a digital home inspection report will be emailed to you. Once you receive the inspection report. I will review each section of the report with you so you understand the findings. 
What items are inspected?
As a Certified Professional Home Inspector and member of InterNACHI, I perform your home inspections in accordance to the Standards of practice and abide by their code of ethics policies. During your home inspection I will inspect and report on the following systems:
  • Roof
  • Structural Components
  • Attic, Ventilation & Insulation
  • Exterior Cladding
  • Porch / Deck

  • Driveway
  • Foundation
  • Basement/ Crawlspace
  • Fireplace
  • Electrical System

Diagrams Like these Included with your report to describe significant defects and explain how systems operate. 
​How are systems reported?
Your Home inspection report will be provided in digital PDF form and include an easy to follow checklist format. Photos of significant items will be presented along with annotations and diagrams that will help to convey material defects and other findings. As you read through the reported systems, conditions will be evaluated as Satisfactory, Marginal, Poor, or having a safety defect. A Report Summary will be included at the beginning of the report which easily conveys all Major Concerns, Potential Safety Hazards, Deferred Cost Items, and Recommend Maintenance. How much does a Home Inspection Cost?
An average home inspection is around $400. Price may be more or less depending on the square footage of the home, its age, condition, and weather any ancillary services are requested with the home inspection. Call or text 651-236-9906 to receive a quote based on your property address.
What tools are utilized to perform an inspection?
I utilize the following tools on the typical home inspection:
  • Ladders – (gain access to roof, attic, ceiling spaces, chimney exterior cladding)
  • Receptacle tester – (for testing Receptacles and GFCIs)
  • Moisture Meter – (to detect active moisture on surfaces)
  • Infrared Camera – (to observe temperature patterns which can indicate Plumbing, Electrical, Insulation and moisture defects)
  • Combustion Gas Detector (to detect natural gas leaks around plumbing piping serving water heaters, furnaces, stoves, and other HVAC equipment)
  • Carbon Monoxide Meter (to detect potentially unsafe conditions and diagnosis defects with heat exchangers)
  • Water Pressure Gage (to determine water pressure at plumbing fixtures)
  • Inspection Mirror (to view inside mechanical equipment and small spaces and observe proper combustion vent drafting)
  • Tablet/ Camera (to document observed conditions and take photos of inspected areas)
  • Tape Measure – Determine Insulation thickness and measure clearances of building components
  • Basic Hand Tools and Cordless Drill (to gain access inside electrical panels, HVAC & plumbing equipment)
  • Personal Protective Equipment – Utilized to perform inspection tasks safely
  • Drop Clothes and Vacuum Cleaner – to maintain clean property conditions as a result of the home inspection process.
